Access Statement for Beck Side

Self Catering

We look forward to welcoming you to Beck Side. 

Beck Side as its name suggests is a ground floor apartment just across the

road from Walden Beck with a view of the packhorse bridge. Only a short

distance from the pretty village of West Burton. Fully renovated and furnished

in 2014. We have done our best to adopt an Eco-friendly approach, recycling

as much as possible and fitting a wood pellet boiler. All lights have LED bulbs.

Pre Arrival

Buses for the Dales come to West Burton see timetable at

www.northyorkstravel.info/timetable/155apr.pdf. Dales bus 155-156

By car signposted West Burton B6160 off the main A684 Leyburn to Hawes

Road approximately 1 mile from the junction. Pass the village sign, West Burton

3rd house on right before entering the village.

Key collection & car parking

Space for 1 car in our private car park in front of the apartment. The car park

surface is gravelled.

Welcome and key collection for Bridge View is from the adjoining property

The Garth. Keys are available after 4 pm on the day of arrival.

Entrance to Property

Apart from two small steps, the apartment is all on one level.

From the car park a small step to stone flag entrance to double french doors.

Through the front door to a cosy lounge/kitchen. The floor covering is a short

pile carpet in the lounge and bedroom. The Kitchen has Premium Quality LVT Vinyl and the

bathroom has Karndean vinyl.

The main road outside the apartment has cobbled pavement one side only.

The pavement can be accessed from the level but then raises well above the

road for the entire length. The path is not well lit. A torch is provided.

Sitting room

The sitting room /lounge has a comfortable large sofa. Small table with HD

smart TV with blue-ray DVD player. A multi-fuel stove with logs and coal.

Centre ceiling lights and table lamps. Solid oak bookcase corner shelves and

small side tables.

Kitchen

The open plan fitted kitchen leads from the lounge. A solid oak table and two

chairs. All modern appliances with operating instructions. Fridge, dishwasher

under sink cupboards, corner cupboard, oven and hob with cupboard alongside with utensils draw, complete the lower units. A large floor to ceiling larder

cupboard. Stainless steel sink. Wall mounted units house the microwave

oven, cupboards and extractor fan.

Bedrooms, en-suite & patio

The Bedroom is accessed from the kitchen. The king size bed is of the

highest quality with 2150 pocket sprung wool and silk topper mattress. Sheets

are 400 ply cotton with hypoallergenic duvets that can be split for summer or

winter use. Solid oak furniture consists of dressing table with small mirror and

hairdryer, 6 draw chest of draws, 3 drawer bedside cabinets, double wardrobe,

full-size free standing mirror. A wall mounted TV. Centre light cluster.

Accessed from the bedroom a door with small step leads to the side of the

property. An enclosed patio area with a table and two chairs with umbrella.

This area also has a right of way for Bridge View to access the boot/utility

room.

The en-suite bathroom with bath and mains power shower over. Toilet and

sink and with cupboards beneath. Heated towel rail. Complimentary

toiletries. Lighting is ceiling downlighters.

Laundry/Utility and Boot Room

This room is accessed from the rear of the kitchen. The freezer for both

Beck Side and Bridge View are in the utility room. Barbecues for both

apartments with charcoal for sale. In the adjacent boot-room are washing

machine and dryer for Beck Side. Hanging rail and boot rack is also in this

room. Recycle bins for bottles, tins, cardboard, newspapers and magazines.

Garden

Mature trees and shrubs surround the car parking area at the font of the

property.
